October 2012 Market Report for the Awbrey Glen Neighborhood in Bend, Oregon

As mentioned in a post a few days ago, I am going to attempt to bring you a monthly activity report that should keep you up to speed with how real estate is doing in your favorite Bend, Oregon neighborhoods. Today we are going to focus on a great golf course community in the Awbrey Glen neighborhood.

With October gone it will not be too long before the residences of Awbrey Glen see the return of the local elk herd. This herd numbers forty to fifty of these magnificent creatures. It is not uncommon to see them bunched up on the fairways as they migrate back and forth from just south of The Inn of the Seventh Mountain to the Deschutes River which lies just to the north border of Awbrey Glen. I am sure this is a nightmare for the groundskeepers come spring time as they wake the course up for season.

Spread around the Awbrey Glen Golf Club are comfortable homes of varying styles. Of the six homes actively listed for sale, five have views of the golf course. The homes currently listed in Awbrey Glen range in size from 2200 square feet up to 4000 square feet. The currently homes that are listed sit on lots from just under a third of an acre up to a little over a two thirds of an acre. Awbrey Butte Summer Sales Increase…

Perch high above Bend on Awbrey Butte is one of Bend’s most exclusive neighborhoods. With drop dead larger than life views of the Cascade Mountains to the west, Mt. Bachelor to the Paulina’s to the south, and the high desert buttes to the north and east. The neighborhood of Awbrey Butte features elegant homes on lots of an acre or more with an emphasis on retaining the natural features found on the property. Thus lending to a spacious natural feel with an abundance of wildlife in the neighborhood. The homes of Awbrey Butte are often spectacular built by some of Bend’s best craftsmen.


With so much to offer it is not a surprise that there has been a rebound in the sales of these amazing homes. The summer of 2012 saw the amount of homes sold double from 2011. This is one neighborhood were inventory is not a concern. There is a wealth of very nice homes to choose from they range in price $374,500 to $1,999,000. Homes on Awbrey Butte trend toward having plenty of space with the smallest of homes coming in at just above 2000 square feet and usually on no less than just under a half acre. Summering in The Parks at Broken Top…

Popular no matter what the season, The Parks at Broken Top offers well cared for homes homes with great amenities such as a neighborhood pool, parks and trails. The Parks is centrally located easy access to the Phil’s Trial complex, the Cascade Lakes and Mt Bachelor. Downtown Bend and the popular Galveston/14th Street corridor with fantastic shopping and dining is just minutes away.

Awbrey Glen has preserved the rugged landscape that is set amongst the Ponderosa pines and is highlighted with lava rock outcroppings framed by Cascade Mountain views. Awbrey Glen’s home sites are spacious, as are the well appointed homes that line the rolling 18 hole championship golf course.


Compared to a year ago Awbrey Glen has been much more active as home prices have adjusted to today’s market conditions and buyers are finding some solid values. For the same period last year only three homes had sold over the summer months, this year nine homes have sold in the same period. The inventory of available homes has remained consistent with just six homes available at this time.
